As a former underwriter and manager, I spent over 10 years in the mortgage industry and am well versed in the various programs available to home buyers. Knowledge of the programs available to you, how that can affect your offer, and what to look for in a home as it relates to your loan program are important factors in purchasing a home. I have worked on hundreds of purchase transactions using programs including Conventional, FHA, VA, CHFA, USDA, and Renovation Loan products as well as Construction Loans. I am also familiar with the appraisal techniques and methods used in today’s real estate market, and how a mortgage holder will analyze a property’s condition and market value based on the appraisal’s analysis. Being aware of any potential financing problems before they occur can save both buyers’ and sellers’ time and money.
As a graduate of the RENE (Real Estate Negotiation Expert) class and with the experience of negotiating hundreds of transactions, there are not many scenarios I have not come across or had to negotiate through. Part of a Realtors job is to work in your best interests to get you the home you want at the best price possible.
Becoming Chair of the Forms Committee this past year has made me more aware of contract law, closing cost customs, and how additional provisions in a contract can be misconstrued if not properly written. Paying attention to detail in contract negotiation is a huge part of my job that is often overlooked. It is rare that I don’t receive a contract that doesn’t need changes from sloppy work or overlooked contingencies that need further clarification. Taking the extra time to review these documents and being able to provide guidance on various documents you are required to sign as part of the purchase transaction is another key reason to have a good Realtor working beside you through your transaction.
With my years of negotiating and mortgage underwriting experience, ability to provide a compelling justification for our position based on researched data during the negotiation process, and attention to detail on documentation, I believe I am able to provide you some of the best services our industry has to provide to buyers.
